Turned a 1890s steel foundry into a mixed-use space without losing its soul. Kept the original truss work and patina - that stuff's irreplaceable. Added modern HVAC systems behind historically-accurate facades. Took us 18 months but worth every meeting with the heritage board.

Fabrication facility that handles everything from precision work to heavy industrial. The crane system alone took three engineering reviews but it moves product like nothing else.

Massey-Harris Lofts

Nobody wanted to touch this one because the structural assessment looked rough. Turns out those 1920s builders knew what they were doing - just needed some TLC and strategic reinforcement. Now it's 42 loft units with exposed beams and original factory windows. The brick alone tells better stories than we ever could.

Seven buildings, three phases, one coherent plan. Mixed light industrial with maker spaces and even squeezed in some public waterfront access. The trick was convincing everyone that industry doesn't have to look ugly or hide away. These buildings earn their place on the water.
